Our platform scores each zip code 0-100 across six weighted factors: year-over-year appreciation (25%), neighborhood quality (20%), gross rental yield (20%), market heat index (15%), price velocity (10%), and net rental yield (10%). All factors are normalized to a 0-100 scale before weighting. A score of 80+ earns a Grade A (Strong Buy).
We focus on Texas and Sun Belt metros because population migration data, job creation trends, and housing supply constraints point consistently to these markets as high-growth opportunities over the next decade. Our 10 current metros are Dallas, Austin, Houston, Nashville, Denver, Phoenix, Atlanta, Charlotte, Tampa, and Raleigh.
Market data is updated monthly. Investment scores, price forecasts, and AI narratives are recalculated with each data update. Our methodology and scoring weights are reviewed quarterly.
Growth markets are characterized by high appreciation, strong buyer demand, and lower days on market — ideal for capital appreciation strategies. Cash Flow markets have higher rental yields with moderate appreciation — ideal for income-focused investors. Our platform identifies which type each zip code represents.
AI handles scale and consistency — screening 200+ zip codes objectively with the same criteria every month. Human judgment handles context — local relationships, on-ground observations, and factors that data cannot capture. We use both.
Grade A (80+) means the market scores exceptionally across most or all of our six factors — a high-confidence opportunity. Grade B (65-79) means strong fundamentals with one or two factors not at peak levels — still worth serious consideration. We require Grade B minimum before investing.
Market Heat Index is a 0-100 composite of four factors: inverted days on market (35%), homes sold volume (30%), price velocity (20%), and list-to-sale ratio (15%). A score above 70 indicates a hot, competitive market.
